Occasionally I come across people moving to Colorado thinking they don't need a real estate agent to help them find a home. This happened to my good friends, Sam and Laura, upon moving from Florida to the Denver Metro. They were looking for a small parcel of land with a home that was updated, under $450K in January of 2016. That can be tough to find without local knowledge or an agent with your best interest in mind. 

After meeting with them one-on-one and explaining that having a buyer's agent advocating for their best interest, could not only save them tens of thousands of dollars, but could help them find the right place, at the right price, in a lower inventory competitive seller’s market. 

 Challenge accepted, and only after a couple of weeks looking from Larkspur to Strasburg, we finally found them the right home in Parker, Colorado.

Unfortunately, life changes and promotions happen. Just 3 years later it was time to relocate to Tulsa for my Sam and Laura. They called me before the promotion was finalized, so I could help them sell their home without losing money. 

 The first day of marketing they knew something was different, since we were getting 300 to 1 views and web traffic compared to their neighbor’s homes in the area, and we had 40+ people driving 20 minutes east of Parker to see this home’s open house the first weekend. Maybe it was our HD drone photos, maybe it was our TV commercial, possibly our print ad in 5280 magazine, or phenomenal staging, or just my silly YouTube video for social media. I can't say it was any one of these things alone but “fully” marketing a home makes a huge difference against agents that just put out a yard sign and create paper flyers.

The market has changed. It’s not as crazy of a seller’s market as it was 3 years ago. As an agent I'm always looking for new ways to communicate with buyers limited attention and to stand out from the competition. 

 With that being said, within 30 days of my client’s home going on the market, we had multiple offers, and they profited $80K. In just 3 years, I would say that was a smart investment!
